Chemical-Free Cleaning
Heat, water and technique, with nothing added. Where a site can't accept chemical residues — schools, nurseries, play areas, healthcare and food premises — this is usually the method that gets the work signed off.
A lot of the sites we work on can't simply accept whatever product does the job fastest. A primary school won't sign off solvent use on a playground that children are on at eleven o'clock. A hospital estates team has infection control to answer to. A market hall has food hygiene rules. A canal-side wall has a watercourse three metres away.
Chemical-free cleaning is the answer in all of those cases, and it's less of a compromise than it sounds. Heat, water volume, dwell time and mechanical agitation between them handle a large proportion of everyday contamination — gum, organic growth, grime, bird fouling, stickers and general soiling. What you give up is the ability to shift the hardest few stains in one pass.
What replaces the chemistry
Take the chemicals away and you have three levers left, and using them well is most of the craft.
Heat is the biggest one. Superheated steam at around 150°C does chemically what a solvent would do — it softens binders, melts gum, breaks down organic matter and kills spores. A great deal of what people assume needs a chemical simply needs the water to be much hotter than a domestic pressure washer can manage.
Dwell time is the second. Chemistry buys speed more than it buys capability; going back over an area three times with heat will often reach the same endpoint as one pass with a remover. That costs labour, which is worth knowing at quote stage, but it gets the site cleaned without a product on it.
Mechanical agitation is the third — the right brush, pad or nozzle geometry working the contaminant loose while the heat holds it soft. On textured surfaces this matters more than pressure does.
Where it earns its place
For schools in particular this is often the deciding factor. A caretaker or business manager needs to be able to tell a parent exactly what went onto a surface their children play on, and 'hot water' is an answer that ends the conversation. It also removes the need for extended cordons, so a job can happen in a lunch break rather than needing a full closure.

Being honest about the limits
We'd rather set expectations properly than oversell this. There are jobs chemical-free methods will not finish.
Aerosol paint that has soaked into porous sandstone will lighten under steam but usually leaves a shadow, because the pigment is below the surface and heat can't draw it back out — that's a poultice job. Old engine oil in concrete behaves the same way. Heavy, long-established lichen on stone gives up its top growth but regrows quickly without a biocide. Bituminous paint and some industrial coatings need a solvent, full stop.
When we survey a site with a chemical restriction we'll tell you plainly which parts of the work will finish cleanly and which will get to eighty or ninety per cent. Usually there's a sensible middle ground — do the bulk chemical-free during the day, and treat the two problem patches out of hours with containment and a proper cordon.
The paperwork side
One underrated advantage: chemical-free work is far simpler to get through a client's approval process. There are no COSHH data sheets to circulate, no product approvals to chase, no questions from an environmental officer about what's going into the gully, and no additional controls needed on a permit to work.

- Deep paint staining in porous stone, which usually needs a poultice
- Heavy oil and grease, where a degreaser does the real work
- Situations where the client needs a guaranteed one-visit result on a difficult stain

Frequently Asked Questions
Is chemical-free cleaning as effective as using chemicals?
For most everyday contamination — gum, moss and algae, general grime, bird fouling, stickers — yes, and sometimes better, because heat kills spores rather than just rinsing growth away. Where it falls short is deep staining that has penetrated a porous surface, such as aerosol in sandstone or old oil in concrete. We'll tell you which category your job falls into before we quote.
Can you work while a school is open?
Often yes, which is much of the point. With no chemicals involved the exclusion zone is small and moves with the operative, so we can work around a timetable rather than needing the site closed. For larger areas we still prefer holidays, weekends or before the school day, and we're set up to do that.
Do you still provide a RAMS document?
Always. You get a full risk assessment and method statement whichever method we use, along with our insurance and DBS details where the site requires them. Chemical-free just means there are no COSHH assessments and product data sheets to add on top.
