The outside of a commercial building is the part every visitor, tenant, customer and inspector sees before anything else. Streaked render, green-stained cladding, a car park deck marked with oil and tyre rubber, or a gum-covered entrance says something about how a site is run — long before anyone gets through the door.

No Graffiti is a commercial exterior cleaning contractor working across Manchester, Greater Manchester and the wider North West. We started as graffiti specialists over two decades ago and the exterior cleaning grew out of it, because the same clients kept asking us to deal with the rest of the building while we were there. One contractor for the whole outside

Most exterior work on a commercial site gets split up. One firm does the façade, another does the car park, a third gets called for graffiti and a fourth for the gum on the entrance paving. Each one needs its own quote, its own RAMS, its own site induction and its own invoice, and the site still never looks consistent because the visits are never coordinated.

Bringing it under one contractor removes most of that friction. It also produces better pricing: a great deal of the cost of any exterior job is mobilisation — getting a van, a tank, a boiler and an operative to site and set up. Once that is done, cleaning a second area is far cheaper than cleaning the first. Grouping the work is where the saving is.

Choosing the method, not the machine

The most common way to damage a commercial building is to clean it with too much pressure. Render can be scoured, mortar joints can be blown out, and soft brick and natural stone can lose their face permanently — and none of that shows up until the surface dries. A contractor who owns one machine will use one machine on everything.

Planned programmes for multi-site estates

For anyone responsible for more than a handful of sites — a managing agent, an FM contractor, a retail operator, a housing provider — reactive cleaning is the expensive way to buy this. Every one-off attendance carries its own mobilisation, and the standard across the estate drifts because each site is only ever cleaned once someone complains about it.

A planned programme fixes both problems. We group sites geographically into efficient routes, set a visit frequency that suits how quickly each one soils, and attend on a schedule. The cost per visit falls because the travel is shared, and the estate holds a consistent standard rather than swinging between neglected and freshly cleaned.
