Retail & Business Park Cleaning in Manchester

Retail park pressure washing and whole-site exterior cleaning for retail parks, business parks and industrial estates across Manchester, Greater Manchester and the North West. Car parks, service yards, walkways, unit frontages, signage and common areas — one contractor, one programme.

A retail park, business park or industrial estate is judged as a whole. A tenant deciding whether to renew, a retailer assessing a unit, or a customer choosing where to shop is not evaluating one shopfront — they are forming an impression from the car park surface, the state of the walkways, whether the signage is legible, and whether the service road round the back looks looked-after or abandoned.

That impression is usually managed by several different suppliers, none of whom are looking at the site as a whole. No Graffiti works across Manchester, Greater Manchester and the North West as a single exterior contractor for these estates: car parks, circulation, walkways, unit frontages, service yards, signage, graffiti and gum, on one programme with one point of contact.

Why estates are cheaper to clean properly than piecemeal

The dominant cost in exterior cleaning is not the cleaning. It is mobilisation — getting a van, a tank, a boiler, a generator and an operative to site, set up, inducted and working. Once that has happened, adding a second and third area to the same visit costs a fraction of what the first one did.

Instructing separate contractors for the car park, the walkways, the signage and the graffiti means paying that mobilisation four times over, on four different days, with four sets of paperwork and four invoices to code. Bringing it into one visit is straightforwardly cheaper, and it produces a site that looks consistent rather than one where the car park was done in March and the walkways in September.

The same logic scales up across a portfolio. Grouping several parks into a route means one day's travel serves three sites instead of one — which is why multi-site instructions price better per site than individual ones.

Working overnight

Almost all of the retail and business park work we do happens outside trading hours, and that is a preference rather than a compromise. An empty car park can be cleaned in a fraction of the time it takes to work around parked vehicles, the finish is even because no bay gets skipped, and nobody is walking through wet working areas.

Overnight and early-morning attendance also means the site is presentable from the moment it opens. For a retail park, arriving customers see a clean surface rather than barriers, hoses and an operative in the middle of the car park. Lighting, security liaison and access arrangements are agreed with the site management team in advance.

If your estate has a repeat graffiti location — a service yard wall, a bin compound, a stairwell — cleaning it faster will not stop it. Removing and then applying an anti-graffiti coating means the next incident washes off with water in minutes, which over a year costs less than repeated specialist visits.

Reporting that works for landlords and tenants

Exterior cleaning on a managed estate is recovered through the service charge, which means it gets scrutinised. Tenants ask what was done, when, and why it cost what it did — and a line on a schedule reading 'external cleaning' does not answer that.

We report per area and per visit: dated before-and-after photographs, what was cleaned, and what was found. That gives an asset or property manager something concrete to put in front of a tenant or a landlord, and it also creates a record of how the estate is holding up over time — which is what tells you whether a quarterly programme is right or whether one area needs attention more often than the rest.

Frequently Asked Questions

Can you work while the park is trading?

We generally do not need to. Most retail and business park work is done overnight or from early morning, before units open and while the car park is empty — which is faster, safer and produces a better result than working around parked vehicles. Where daytime work is needed we section it with barriers and signage.

How is this billed for service charge purposes?

However your accounting needs it. We can break costs down by area — car park, walkways, service yard, common parts — or by unit where the work is unit-specific, so charges can be allocated correctly and evidenced to tenants who query them.

Do you handle multi-storey car parks?

Yes. Decks, ramps, stairwells and lift lobbies all need cleaning and all soil differently — see our car park cleaning page. Stairwells in particular tend to need graffiti and odour treatment as well as washing.

Can you cover several parks in the same portfolio?

Yes, and it usually costs less per site than instructing them individually. Grouping sites into efficient routes across Greater Manchester is where the saving comes from, and it means every site in the portfolio holds the same standard rather than only the ones being complained about.
