Graffiti Removal for Managing Agents

One less property issue to chase. We work with managing agents across Greater Manchester and Cheshire, taking a reported problem through from quotation to documented completion — with billing allocated to the right property and no need for you to project-manage it.

Managing agents do not have a graffiti problem so much as a volume problem. Across a portfolio of blocks and properties, something is always reported — a tag on a bin store, marker on a communal stairwell door, something offensive on a boundary wall that a resident has photographed and emailed twice. Individually each is trivial. Collectively they consume an enormous amount of time, most of it spent chasing contractors rather than solving anything.

No Graffiti is built to reduce that workload rather than add to it. Forward us the report and the address and we will handle it end to end: a quick price, the work done, photographs back to you, and an invoice allocated to the right property. Our aim is that a graffiti report becomes one of the shortest items on your list rather than one that reappears every week.

What you are really buying is your time back

The removal itself is the easy part. What actually costs a managing agent is the administration around it — sourcing a contractor, obtaining a quote, getting landlord approval, booking it in, confirming it happened, finding evidence for the file and then explaining the charge. Any of those steps stalling means the item stays on your list and the resident emails again.

So we have tried to make each step take as little of your attention as possible. Quotes come back fast enough to seek approval the same day. We confirm when we are attending and confirm when it is done, without being asked. Completion photographs arrive in a form you can forward straight to a landlord or leaseholder. It is a deliberately unglamorous service model, and it is the one agents tell us they want.

Working in occupied residential buildings

Communal areas are people's homes as much as they are your responsibility, and that shapes how we work. Our operatives are trained to work considerately in occupied settings — keeping access clear, avoiding early-morning noise where residents are close by, controlling water and run-off in courtyards and car parks, and choosing chemical-free or low-odour methods in enclosed stairwells and lobbies where fumes would be unpleasant. RAMS are provided for each property, and DBS-checked operatives are available where a building's residents make that appropriate.

If graffiti is racist, threatening or otherwise offensive, say so when you report it. We treat that as urgent — it is the situation where a slow response causes the most distress and generates the most complaints.

Managing a portfolio across the North West?

Tell us roughly how many properties you look after and where, and we will explain how a standing arrangement would work.

What we deal with across a managed portfolio

Most of the work we do for agents falls into a predictable set of jobs:

Billing that fits how you account

Invoicing is where a lot of otherwise good contractors create work for agents. We bill against the individual property or your own job reference, so costs land in the correct service charge without anyone unpicking a lump-sum invoice at quarter end. If you prefer a single monthly invoice broken down by property, that works too — tell us how your accounts run and we will match it.

We are fully insured and hold CHAS accreditation, which usually satisfies whatever supplier checks your compliance team applies. We work out of Macclesfield across Greater Manchester and Cheshire East — the towns are listed on our areas we cover page, and if you manage blocks in several of them, one arrangement covers the lot.

Frequently Asked Questions

How quickly can you quote?

Usually very quickly. Send a photograph and the address and in most cases we can price it without a site visit — the photo tells us the surface, the type of paint or marker and the scale. For larger or more complex jobs we will survey first, and we will tell you upfront which it is going to be.

Can you invoice per property?

Yes. We bill against the individual property or your job reference so the cost drops straight into the right service charge without your accounts team unpicking a consolidated invoice. If you would rather have one monthly invoice broken down by property, we can do that too.

Do you need access or a key?

For external work, usually not. Most graffiti on communal areas, boundary walls, bin stores and car parks can be dealt with without anyone letting us in. Where access is needed we will arrange it with you in advance rather than turning up and finding out.
