Nobody chooses a car park because it is beautiful, but plenty of people avoid one because it feels grim. The deck is stained black with rubber and traffic film, the stairwell smells and has tags up the wall, the lift lobby is sticky underfoot — and that experience colours the whole visit to the town centre, the hospital, the retail park or the office. For the operator, it also affects how safe the site feels, how well the lighting performs against dirty surfaces, and how the facility compares to the one down the road.

What a car park clean covers

The parts of a car park that shape people's impression of it are not always the parts that get cleaned. A full job takes in:

• Oil and fuel staining treated with appropriate degreasing rather than water alone, which barely touches it.
• Stairwells, landings and lift lobbies — the highest-impact areas, and usually the worst, including odour and spillage.

Working without closing the car park

The obvious objection to cleaning a car park is that it is full of cars. In practice that is a planning problem rather than a barrier. We phase the work — a level, a zone or a run of bays at a time — cone and sign each working section, and move on as areas dry, so the facility carries on operating throughout. On busy sites we work overnight or on the quietest days of the week, which is safer for everyone and much faster for us because we are not stopping for live vehicle movements.

Stairwells and lift lobbies are treated as their own piece of work, usually out of hours, since they are enclosed, heavily used and need to be dry before the morning peak. We agree the whole sequence with you before we arrive so you know exactly which spaces are affected and when.

Doing it responsibly

Car park water is dirty water. It carries oil, fuel residue, rubber and brake dust, and it cannot simply be pushed into the nearest gully — particularly across the North West, where surface-water drainage frequently ends up in a canal or river. We work with the site's drainage and interceptor arrangements, contain and direct run-off appropriately, and use chemical-free methods where discharge conditions call for them. On multi-storey decks we also control water so it is not sheeting through deck joints onto vehicles below.

Safety planning is equally specific to the setting: live vehicle movements, wet and temporarily slippery surfaces, confined stairwells, working at height near edge protection and barriers. One clean, or a cycle

Some sites need a single deep clean to reset years of build-up. Most benefit from something regular afterwards, because traffic film and rubber start accumulating again the day we leave. Once the initial clean is done, holding the standard is a far smaller job — which is why car park cleaning works well as part of a planned maintenance programme, with the decks on a longer cycle, the cores done more often, and reactive cover for graffiti in between.
