Commercial Car Park Cleaning in Manchester
Car park pressure washing across Manchester, Greater Manchester and the North West, for multi-storey and surface car parks. Car parks are where most visits to a town centre, hospital or retail park begin and end — and stained decks, grubby stairwells and tagged walls set the tone for everything that follows.
Nobody chooses a car park because it is beautiful, but plenty of people avoid one because it feels grim. The deck is stained black with rubber and traffic film, the stairwell smells and has tags up the wall, the lift lobby is sticky underfoot — and that experience colours the whole visit to the town centre, the hospital, the retail park or the office. For the operator, it also affects how safe the site feels, how well the lighting performs against dirty surfaces, and how the facility compares to the one down the road.
No Graffiti pressure cleans multi-storey and surface car parks across Manchester, Greater Manchester and Cheshire, working for councils, operators, retail and leisure landlords, hospitals and facilities managers. We take the whole facility rather than just the floor slab — decks, ramps, bays, stairwells, lobbies, walls, columns, barriers and signage.
What a car park clean covers
The parts of a car park that shape people's impression of it are not always the parts that get cleaned. A full job takes in:
- Parking decks, ramps and bays — traffic film, rubber, general grime and surface staining across whole levels.
- Oil and fuel staining treated with appropriate degreasing rather than water alone, which barely touches it.
- Stairwells, landings and lift lobbies — the highest-impact areas, and usually the worst, including odour and spillage.
- Walls, columns, barriers and soffits — graffiti, stickers, fly-posting and grime.
- Signage, bay markings and wayfinding cleaned so the car park is easy to read and navigate again.
- External approaches — entrances, pay stations, footways and any chewing gum around the doors.

Working without closing the car park
The obvious objection to cleaning a car park is that it is full of cars. In practice that is a planning problem rather than a barrier. We phase the work — a level, a zone or a run of bays at a time — cone and sign each working section, and move on as areas dry, so the facility carries on operating throughout. On busy sites we work overnight or on the quietest days of the week, which is safer for everyone and much faster for us because we are not stopping for live vehicle movements.
Stairwells and lift lobbies are treated as their own piece of work, usually out of hours, since they are enclosed, heavily used and need to be dry before the morning peak. We agree the whole sequence with you before we arrive so you know exactly which spaces are affected and when.
If budget only stretches so far, spend it on the stairwells, lobbies and entrances first. They are what users actually touch and remember — a clean core changes the feel of a car park more than a clean deck does.

Doing it responsibly
Car park water is dirty water. It carries oil, fuel residue, rubber and brake dust, and it cannot simply be pushed into the nearest gully — particularly across the North West, where surface-water drainage frequently ends up in a canal or river. We work with the site's drainage and interceptor arrangements, contain and direct run-off appropriately, and use chemical-free methods where discharge conditions call for them. On multi-storey decks we also control water so it is not sheeting through deck joints onto vehicles below.
Safety planning is equally specific to the setting: live vehicle movements, wet and temporarily slippery surfaces, confined stairwells, working at height near edge protection and barriers. Every job comes with a site-specific risk assessment and method statement, and our operatives are fully insured, trained and accredited under CHAS.
One clean, or a cycle
Some sites need a single deep clean to reset years of build-up. Most benefit from something regular afterwards, because traffic film and rubber start accumulating again the day we leave. Once the initial clean is done, holding the standard is a far smaller job — which is why car park cleaning works well as part of a planned maintenance programme, with the decks on a longer cycle, the cores done more often, and reactive cover for graffiti in between.
Where walls and columns are tagged repeatedly, anti-graffiti coatings in the stairwells and lift cores pay for themselves quickly, turning every future clean into a quick wash-down. And because we also handle pressure washing of the surrounding hard standing and approaches, the whole site can be dealt with by one contractor in one coordinated programme.

Frequently Asked Questions
Does the car park have to close while you clean it?
Rarely in full. Almost all car park cleaning is done in phases — a level, a zone or a run of bays at a time — so the facility keeps operating while we work through it. We agree the sequence with you in advance, cone and sign each working area, and move on as sections dry. For the busiest sites we work overnight or on quieter days, which is both safer and considerably quicker because we are not working around live vehicle movements. Stairwells and lift lobbies are usually done outside peak hours for the same reason.
What can actually be removed from a parking deck?
Traffic film, rubber, general road grime, algae, spilled drinks and most surface staining come up well. Fresh oil and fuel spills respond to degreasing treatment. Old oil that has soaked deep into porous concrete over years is honestly the hardest case — a great deal of improvement is achievable, but a shadow can remain where the contamination has penetrated the slab. We will tell you which category your deck falls into after seeing it rather than promising a uniform finish we cannot deliver.
How do you deal with the water and run-off?
Carefully, because it matters both environmentally and practically. Car park run-off carries oil, fuel residue and rubber, so it cannot simply be flushed into a surface-water drain. We work with the site's drainage and interceptor arrangements, contain and direct water appropriately for the site, and use chemical-free methods where discharge conditions require it. On multi-storey decks we also manage water so it does not sheet down onto vehicles or people on the level below.
