White Efflorescence on Brick & Masonry

The white powdery bloom on new brickwork and paving. Usually harmless, often self-correcting — and very frequently confused with lime run, which is a different problem entirely.

Efflorescence generates more unnecessary worry than anything else we get asked about. A new house or a newly paved area develops a white bloom within months, the owner assumes something has gone wrong with the build, and often nothing has. It's a normal part of masonry drying out for the first time, and in a great many cases it weathers away on its own.

That said, it can also indicate a genuine damp problem, and telling the two apart is where a bit of knowledge saves either unnecessary spending or a missed defect.

What it actually is

Bricks, mortar, concrete and some stones all contain naturally occurring soluble salts. When water moves through the material it dissolves them and carries them along; when that water reaches the surface and evaporates, the salts are left behind as a crystalline deposit. What you see is the salt, not a stain and not a growth.

New construction produces the most of it because there's a large amount of water in the wall from the build itself — wet mortar, wet bricks, rain during construction — and it all has to leave. That first drying cycle brings out most of the readily soluble salt, which is why the bloom on a new build usually reduces markedly after the first year or two.

It's cosmetic. It doesn't damage the brick, it doesn't indicate a structural fault, and it doesn't need urgent attention.

The reliable field test: wet it. Efflorescence dissolves and vanishes when the surface is wet, then reappears as it dries. Lime run stays visible when wet — because it's an insoluble hard crust, and a different problem with a different cause.

When it isn't harmless

Efflorescence needs water to move through the masonry, so persistent efflorescence means water is persistently moving. On a building more than a couple of years old that's worth investigating rather than cleaning.

Recurring bloom in the same location usually points at something specific: a failed damp proof course, ground level built up above the DPC, a leaking gutter or downpipe, a defective sill, a plumbing leak inside, or saturated ground against a retaining wall. The salts are the messenger.

The other case worth taking seriously is cryptoflorescence — where salts crystallise just below the surface rather than on it. The crystal growth exerts real pressure inside the pore structure and pushes the face off the brick, producing the crumbling, spalling surfaces you see on some older damp walls. That's genuine damage, and it's a damp problem to solve rather than a cleaning job.

Removing it

Light, fresh efflorescence often needs nothing more than dry brushing, and we'd generally say leave it alone on a new building for the first year and let it weather off.

Where it needs removing sooner — a commercial frontage, a new development being marketed, a public building — the approach is dry removal first to take off the bulk, then a low-pressure steam clean. What we avoid is soaking the wall: flooding it with water dissolves the salts and carries them straight back into the masonry, which means the bloom reappears within weeks. It's the most common reason a well-intentioned wash makes efflorescence worse.

For heavier or repeated deposits there are proprietary efflorescence removers, generally mildly acidic. They work, but they need care and testing — acidic products damage limestone and can burn lime mortar, and using one on the wrong masonry causes a permanent problem in place of a temporary one.

On block paving and new developments

Efflorescence on block paving is extremely common and very often mistaken for a manufacturing fault. Concrete blocks release lime and salts as they cure, producing a white haze across the surface, sometimes patchy enough that people think the blocks came from different batches.

It nearly always weathers off within a year as rain and traffic gradually wash the salts away. Our usual advice on a new development is to leave it, and if a site is being handed over or marketed in the meantime, a careful clean will improve the appearance temporarily while the underlying process continues.

The one thing to avoid is an aggressive acid wash on new paving. It removes the bloom quickly and can etch the surface of the blocks, exposing the aggregate and leaving a permanently duller, rougher finish than the efflorescence ever caused.
