Stone Cleaning & Graffiti Removal

The most damage-prone surface we work on, and the one where method choice really matters. Sandstone, limestone, granite and York stone all behave differently — and most of the region's civic and heritage buildings are built from them.

Stone is where careless cleaning does permanent damage, and where the North West has a great deal to lose. Manchester Town Hall, the civic buildings of every borough, the mill owners' villas across Cheshire, the churches, the memorials — all built from stone that has been weathering quietly for a century and a half and can be ruined in an afternoon.

The core issue is that stone develops a protective outer layer as it weathers. On sandstone this skin is harder and denser than the material behind it, and it's what has kept the block intact since it was quarried. Blast it off and you expose soft, open material that erodes rapidly. There is no putting it back.

Different stone, different rules

Stone isn't one material and treating it as one is how buildings get damaged.

Sandstone — the dominant building stone across the region, including the millstone grit of the Pennine towns. Porous, comparatively soft, and very vulnerable to pressure. Graffiti soaks deeply into it. Cleaning is almost always low-pressure steam, and paint removal usually needs a poultice.

Limestone — less common here but present on civic and ecclesiastical buildings. Its critical weakness is acid: acidic cleaners dissolve it, so a product that's routine on brick will etch a limestone surround irreversibly.

Granite — hard, dense and much more forgiving, common on plinths, kerbs, steps and bank frontages. It tolerates more aggressive methods, though polished granite dulls if you attack it with the wrong chemistry.

York stone — the region's paving and threshold stone. Durable underfoot but it holds oil, gum and organic growth in its natural riven texture.

The soiling on a Manchester stone building

Much of the black crust on the region's older stonework isn't dirt in any ordinary sense. It's a sulphation crust — a legacy of the industrial era, when sulphur dioxide from coal smoke reacted with the calcium in the stone to form a hard gypsum layer that trapped soot within it.

That crust is chemically bonded to the stone, not sitting on it, and it behaves very differently from ordinary grime. Removing it needs patience and, on heavier deposits, a chemical or poultice approach. It also raises a genuine question that's worth asking before any work starts: how clean do you actually want the building to be?

A fully cleaned Victorian stone building can look startling — bright, raw and oddly new — beside neighbours that still carry their patina. Many conservation officers prefer a gentle clean that removes disfiguring soiling and leaves the building's age legible. We'll produce a test panel at two or three different intensities so you can make that decision by looking at it rather than in the abstract.

Graffiti on stone

This is one of the hardest jobs in our trade, and it's the one where the gap between doing it properly and doing it cheaply is widest.

Aerosol on porous sandstone penetrates several millimetres. Anything that removes it by taking away the surface — grinding, blasting, aggressive jetting — leaves a recessed, lightened patch that is permanent and reads as damage from across the street. The correct approach is chemical: a remover appropriate to the paint type, applied and reapplied, followed by a poultice to draw the residual pigment back out of the stone.

It takes time, and sometimes a very faint ghost remains, particularly with reds and purples on pale sandstone. We say that up front. A contractor promising a guaranteed complete removal on porous stone in a single visit is either lucky or planning to abrade it.

Where a monument or frontage is repeatedly targeted, a breathable anti-graffiti coating designed for stone changes the economics entirely — the next tag comes off with hot water and no chemistry at all.

Rust, staining and metal fixings

Older stone buildings are full of embedded iron — cramps, dowels, railings, brackets, sign fixings. As it corrodes it expands, which cracks the stone around it, and it bleeds rust down the face in orange-brown runs that no amount of washing will shift.

The staining can be treated, generally with a poultice carrying a rust-specific chemical. But treating the stain without addressing the corroding metal is cosmetic — it will be back within a year or two. Where we see active rust staining we'll photograph the source and flag it, because that's usually a masonry repair rather than a cleaning job, and you'd want it in the same report.

Will cleaning damage my stone building?

It can — pressure washing and abrasive methods strip the weathered protective skin off sandstone permanently, and acidic products etch limestone. Done correctly, with low-pressure superheated steam and appropriate chemistry, cleaning is safe and is routinely specified on listed buildings. The safeguard is always a test panel on a discreet area before any work across an elevation.

Do I need consent to clean a listed building?

Often, yes. Cleaning a listed building can require listed building consent, and work in a conservation area may need discussing with the local authority. We'd always recommend checking with the conservation officer first — we can supply the method statement and product details they'll want to see, and we're used to that process.

Should I clean my stone building back to new?

Not necessarily, and many conservation officers would prefer you didn't. A fully cleaned Victorian building can look raw and out of place next to its neighbours, and aggressive cleaning to reach that finish carries the most risk. We produce test panels at different intensities so you can see the options on your own building before deciding.

Can you remove paint from stonework?

Usually. Modern paint on a sound stone surface comes off with an appropriate stripper and steam. Old paint that has soaked into porous sandstone needs a poultice, sometimes over several applications, and occasionally a slight shadow remains. What we won't do is remove it by abrading the surface, because that damage is permanent and far more visible than a faint ghost.
